How this is calculated

This is the repayment mortgage calculation run in reverse. Instead of working out the payment on a loan, it finds the loan that a given payment would repay in full over the term.

The property price is that loan plus your deposit. Loan to value is the loan as a share of the price, which is what lenders price their deals on.

The table shows the same rate and term at £1,000 to £3,000 a month, so you can see how the borrowing scales.

A lender will also cap the loan by your income and check your outgoings, so the amount here is the most the payment supports, not a guarantee of what you will be offered.

Worked example

At 4.5% over 30 years, £1,500 a month repays a loan of £296,042. With a £30,000 deposit that buys a home of about £326,042, at 90.8% loan to value. At the same rate £2,000 a month would borrow £394,722, and £3,000 a month £592,083.

Common questions

How much mortgage can I get for £2,000 a month?

It depends on the rate and the term. Enter £2,000 above with your rate to see it, and the table shows £1,000 to £3,000 a month side by side at the same settings.

Why does a longer term let me borrow more?

The same payment is spread over more months, so it repays a bigger loan. You pay considerably more interest in total for it.

Will a lender actually lend this much?

Not necessarily. Lenders also limit borrowing by income and test whether you could still pay if rates rose. Use the mortgage affordability calculator to check the income side.

Does the payment include insurance?

No. Buildings insurance, service charges and ground rent are on top, so leave room for them in the monthly figure you choose.
